Meadowvale Village, Mississauga: One of the Hottest Communities in the Greater Toronto Area Right Now

Established in 1836, Meadowvale Village is Ontario’s first conservation district, situated next to one of the largest “Gateway” employment areas of the GTA. Conveniently located near the famous Heartland shopping and food hub, making it one of the most sought after communities.

Back in 2016, you could buy a detached home for an average sale price of $880,000 in Meadowvale Village, the beautiful and historic neighbourhood in northwestern Mississauga. Today, the average price is more than $1.4 million — that’s nearly a 62 percent increase in just five years.

It’s a similar story for semi-detached houses and townhomes: average prices have jumped from $624,307 in 2016 to $964,719 in 2021, representing a 55% increase in the same time period.

It’s safe to say that house prices are soaring in Meadowvale Village. So what’s so appealing about this neighbourhood?

“All the amenities are close by, Toronto Pearson Airport is close by, the schools are amazing,” says Riaz Ghani, adding that nearly three quarters of families in the community have children. “It’s a perfect community for new immigrants.”

Other things that make it so appealing to buyers? It’s adjacent to Brampton and 15 minutes drive to Oakville & Milton and a short drive to downtown Mississauga. It has its own Go Station. And, to top it off, It even contains 179 acres of green space in the Meadowvale Conservation Area.

All of these reasons make it “very, very popular,” especially with the South Asian community, says Riaz Ghani. After English, the most common languages spoken in the area are Punjabi, Urdu and Hindi.

Meadowvale Village is diverse and it’s also historic. Walking through Old Meadowvale Village at the junction of Old Derry Road and Second Line is like walking through Canada’s pioneer past. Though the majority of homes in Meadowvale are relatively new, built between 2000 and 2010, the historic region of the village has retained many structures from its pioneer village days. Almost all of the homes in Old Meadowvale Village (more than 93%) are detached and many are multi-million dollar luxury homes.

Given the inherent appeal of the community and market conditions, it doesn’t look like prices will be going down anytime soon, says Riaz Ghani. Prices continue to rise at an average rate of about 13 percent per year.
